		<description>I used to live near Buford, GA before the Mall of Georgia was built and suffered through the horrific traffic when the Mall opened.  There is nothing special about the town and the Mall of Georgia put Buford on the map.  Lake Lanier is a beautiful area in Buford, but the average person cannot afford to live there.  Try Watkinsville, Ga which is between the University of Georgia (Athens, GA) and Atlanta.  It&#039;s a great place to live and raise a family.  You&#039;re 10 minutes from the University and an hour from Atlanta. Check it out you won&#039;t be disappointed. See you on Main Street!</description>

Builders were building at an alarming rate to the point streets couldn&#039;t handle the traffic.  Taxes you be the judge my home value is in mid 300&#039;s i pay over 4000 a year in taxes to live here we also have to pay a high tax rate based on the value of your vehicle every year, it comes on your birthday what a gift. 		<description>No the town is not supportive of local business. They control everything, all utilites, water, sewer and trash.  You pay what they say or close your business.  Taxes are high as well to support that school.
City planning is non existant, so there are traffic, zoning and safety problems.  I had an employee shot in the parking lot at 5pm.  There is no city police. They spend all the money on the hallowed football program. Lived and worked and stuck here for 15 years.  There is something funky about the city officials, there are only about 2 familites involved and they have been in power for about 80 years.
It is DULL, and the summers are stiffling.  Get a good television and some cable if you are to surive. Restaurants are marginal, unless you call Big Mac one, then you will have no problem.  Mall of GA is just another mall filled with the same old stores.  Many have closed and new ones opened, as they struggle to stay in business.  I would keep looking, and in my opinion go to the North West.</description>

		<description>I am thinking of moving to Atlanta, but hesitated briefly because of some recent contacts that made me doubt the move.  Think I&#039;m over it for these reasons:  The girl next door moved to Atlanta years ago when we were in college and stayed for good.  Her sister moved there soon after, so I&#039;m convinced.  Secondly, a recent acquaintance was telling me over drinks at a social how, in Atlanta, it doesn&#039;t matter who you are or what you are, everyone is treated as individuals, so no one is denied a fair chance.  Finally, just a few days ago, on The History Channel, I saw and heard it all in one episode, so that&#039;s where you can look me up soon.  

Try to remember this:  When it comes to &quot;big cities,&quot; etc., it&#039;s not the city you&#039;re going to be living with, it&#039;s the people.  If the people are trustworthy and morally upright, you&#039;ll have a great time.  If the people are sneaky and dishonest, what does the city&#039;s skyline now mean to you?  You have to live with the people, so that will make the difference between a home and a place to live.</description>

OK, you make some good points here.  But it&#039;s not that I ever had anything bad happen to me in Buford.  I lived in that area briefly, as I have in other parts of the country.  My main point was that before I moved there, I had several people tell me how great it was to live down there, but it just didn&#039;t live up to the hype.  Here are the specifics:

 - Traffic is horrible when you are trying to get around in the Metro Atlanta area (worse than LA, Phoenix or NYC - I&#039;ve spent considerable time in each area).  A commute might take 5 minutes one day, and one hour the next (no kidding).
 - Shopping, restaurants and entertainment are not convenient - Very little in the way of &#039;cool downtowns&#039; like you might have in say, Stamford, CT or the Detroit suburb of Royal Oak, MI.  Instead, you have a bunch of strip malls, and you have to drive considerable distances to get anywhere.  Plus, locals like to brag about the &#039;Mall of Georgia&#039; - Go to any other metropolis, and the malls are much, much, much better (e.g., the shopping on Michigan Avenue in Chicago).  And the actual city of Atlanta doesn&#039;t offer that much either - if you want a real big city experience, you&#039;re much better off in Boston, Chicago or San Franscisco.
 - Weather has been touted as a key factor by many - here&#039;s what you should expect:  The summers down there are very hot, humid and uncomfortable.  Combine that with the current ongoing drought conditions (although things have improved), and it&#039;s a dangerous combination.  You don&#039;t get 4 seasons, you get 2: mildly warm, and scorchingly hot.

I would recommend that you spend more there, before making the decision to move your entirely family - I&#039;m not saying don&#039;t do it, just take time to be sure.  And as far as the New York comment - true, it&#039;s not perfect.  But you have crime everywhere, including Buford.  Plus, you don&#039;t have to live right in NYC, like me.  There are many great communities surrounding the area - Stamford, CT is a terric place to live and raise a family.

As some of the others pointed out, too - in the South you need to be prepared for droughts and hurricanes (or at least the residual effects of the hurricanes) and very rough Spring storms.  Just think carefully before moving - the grass is not always greener down South.</description>

		<description>I have read everything that everyone has said. I live in Cleveland, Oh and I have lived here my whole life (trust me anywhere is better then here). One thing that everyone keeps saying is that Georgia is over rated. Trust me if you have lived somewhere and things haven&#039;t exactly gone the way you want them to then of ciurse you are going to hate that place and tell other&#039;s not to go there. 

Even though you all have had good and bad experiences just remeber that no matter where you go that is going to happen. Bad things happen and if you have had bad experiences in that city or state then you are going to down anything good that is said about that particular place.

I hate Twinsburg which isn&#039;t far from cleveland because i was homeless for three years when I lived there, but deep down i didn&#039;t want to be there in the first place.

When I visited Buford it was the greatest experience of my life thus far. I was stressed out about everything in Cleveland and when I got to Buford I forgot everything and I was so relaxed. No more aches and pains, of course every city has it&#039;s down falls but the good out weighed the bad which is why i plan to move myself and my family there.

So just take the time to think about this... just becasue you had a bad experience is that any reason to mark the city as a horrible place.

		<description>Once upon a time Buford use to be a nice place to live.  I grew up in that area and now go to college at North Georgia.  Yes, homes are located along Lake Lanier, but what&#039;s the point of when water levels are at it&#039;s lowest due to extreme drought.  The only thing Buford is known for in the state of Georgia is its high school football program, ranked nationally in the top 10 for the longest time I remember. 		<content:encoded><![CDATA[<p>Once upon a time Buford use to be a nice place to live.  I grew up in that area and now go to college at North Georgia.  Yes, homes are located along Lake Lanier, but what&#039;s the point of when water levels are at it&#039;s lowest due to extreme drought.  The only thing Buford is known for in the state of Georgia is its high school football program, ranked nationally in the top 10 for the longest time I remember.  Honestly, the only thing that&#039;s great about Buford is the Mall of Georgia, largest in the south east.</p>

		<description>Buford in the top 5?  You must be kidding.  Almost no culture, no public transportation, long commute into Atlanta because there aren&#039;t jobs in Buford for most people, spotty zoning issues.

What could you possibly like about Buford??  Like Walton said, just a bunch of strip malls (and not very good ones), and awful traffic.  And like Rob said, the whole Metropolitan Atlanta area is highly OVER-RATED.  Downtown Atlanta is not very exciting - most any other city can beat it.  If you want a REAL city, then come to New York!  And we have PLENTY of water (and we&#039;re not sending you any of it either!).</description>

		<description>As a former resident of Suwanee, GA (which is also in Gwinnett County), I can tell you that the whole metropolitan-Atlanta area is highly OVER-RATED.  Aside from the fact that if you take a wrong turn you will quickly end up in &#039;Hazzard County&#039;, here are some other things to consider:  The traffic is absolutely horrible, the building standards for new/newer homes are very low (meaning the house will look good when it&#039;s brand new, but you WILL be putting money into it within a few years), and the shopping and retail areas are not very convenient (mostly just a bunch of strip malls).  There really aren&#039;t any of the interesting and fun &#039;downtown&#039; areas that you find in Greenwich, CT, Santa Barbara, CA or Birmingham, MI.  And let&#039;s face it - as far as cities go, Atlanta can&#039;t really measure up to great cities like New York, Chicago or San Francisco.

When we first moved down there, Lake Lanier was touted as a great boating/  vacation/recreation area.  What a joke!!  Most of Lanier is a third-rate dump at best (when it actually has water), and can&#039;t hold a candle to Michigan&#039;s Great Lakes or other magnificent lakes and waterways around the U.S., such as Long Island Sound, or the inlets and harbors in the Pacific Northwest.

Furthermore, speaking of water, there is an ongoing drought that is expected to continue for some time.  I don&#039;t know what criteria your using to establish Buford as a top location, but access to adequate water is pretty high on my quality-of-life index.  Especially in an area where the summers are very long, very hot and very humid.

I realize that your organization is biased toward the area since you&#039;re located in downtown Atlanta - but beyond that, I really can&#039;t understand the appeal of the place.  There are many places throughout the U.S. that are much, much better.

You really need to re-think your rankings.</description>
